Roads & Access: The subject property is located along Red Fox Road. While Red Fox sits only a short distance from the paved Indian Service Route 120, one still needs to drive along Bodean Road when entering the subdivision. As both Bodean and Red Fox are dirt roads, and as Red Fox appears to receive little traffic or maintenance, a larger truck or off-road capable vehicle is recommended when visiting the property.
Power & Utilities: Underground power and telecom lines are currently being installed along Bodean Road and stop roughly a half mile from the subject property. While residential power lines can be found in different pockets of Candy Kitchen, there are none at or within a mile of the subject property. Because of this, anyone looking to develop the land is encouraged to research alternative forms of power such as solar panels. Zoning: Cibola County is one of the few New Mexico counties that has no formal county-wide zoning ordinance and defers instead to towns, municipalities and owners' associations within its borders to make and enforce their own rules. Fencing And Boundary Markers: It should be noted that fencing marks the entire northern border of the property, and boundary markers can be found on the remaining corners (see photos in the gallery at the bottom of this page). As these boundaries have been clearly marked, and as the western boundary is road frontage, this means that whoever purchases the land will likely be able to save money on the cost of an expensive survey.
Topography: The subject property features a gradual incline from the road to the back or eastern end of the parcel. In addition to this gradual hillside, it features a diverse topography of flat cut-out areas, forested regions, rock outcroppings and mature Ponderosa and Pinion Pines.
Re-Plat: It should be noted that the subject 5 acre property was a re-plat of what was once a larger 10 acre property. While small towns such as Ramah and Fence Lake sit within relatively close proximity of the subject property and will provide easy access to gas, convenience and some supply stores, the larger towns of Grants and Gallup (both roughly an hour away) will be your nearest source for most every day supplies. Grocery stores and Walmart Supercenters can be found in both towns, along with fast food chains and sit-down restaurants. While building supply stores can also be found in both, Home Depot only has a presence in Gallup. Each town boasts a Municipal Airport as well as medical facilities such as the Cibola General Hospital in Grants and the Rehoboth McKinley Christian Healthcare Center in Gallup. It is only Gallup, however, which features recreational gambling such as the Fire Rock Casino.
