The subject property is a 9.6 acre lot located in what’s known as the Sycan Unit of Klamath Falls Forest Estates. While this sprawling rural residential subdivision consists mostly of smaller one and two acre lots and begins just off Highway 140 roughly twenty miles east of Klamath Falls, the Sycan Unit consists exclusively of 10 acre lots and is found another twenty miles north.
It should be noted that the subject property is in a part of the Klamath Falls Forest Estates subdivision which is surrounded by the Fremont-Winema National Forest. Additionally, the Sycan Unit gets its name from the Sycan River which flows through the area. Roads & Access: The subject property is located in a part of the subdivision that sits roughly twenty miles north of Beatty and is surrounded by the Fremont-Winema National Forest. As is to be expected, it is accessed primarily by Forest Roads, the quality and condition of which our photographer charitably described as “challenging.” Because of this, anyone visiting the property is encouraged to take a larger truck or off-road capable vehicle.
Roads & Access, Cont’d: When you get into remote regions like this, roads tend to have different names depending on the map you’re looking at. According to the plat, the subject property has legal access on its southern boundary along White Fir Lane and legal access on its northern boundary along Blue Ash Road. Google Maps, however, identifies these as Maple Lane and Yellow Pine Road, respectively. Anyone visiting the property should be aware of this discrepancy. Furthermore, anyone visiting the property is encouraged to download a mapping app such as LandID for help with turn-by-turn directions.
Power & Utilities: As noted, the subject property is located in a remote forested area. While overhead transmission lines can be found nearby, there are no residential power lines within a mile of the land. Hiking Trail: It should be noted that the subject property features a hiking trail which goes from east to west and cuts through the land at roughly its halfway point. While this hiking trail likely does not see a lot of foot-traffic, it is still a legal easement reserved for public use and should be thought of the same way one would think of a road going through their land. Point being, while the owner of this 9.6 acre parcel may develop the land however they choose, they may not prohibit access to or build over the hiking trail. Topography: The subject property is mostly flat with a heavier concentration of aspen trees along the southern portion and wide-open space along the northern portion. As is common in this region, lava rock can be found on the property though its presence is ultimately small.
Sycan River: It should be noted that the subject property sits in close proximity of the Sycan River which will provide plenty of opportunities for fishing as the river is home to a number of rainbow, brook and brown trout. In addition, a number of tributaries flow through this area including Merritt Creek which sits just across from the southern boundary of the subject property.
Fence Posts: Anyone reviewing the gallery at the bottom of this page will observe what look to be sign posts with no signs uniformly positioned in a row somewhere on the property. According to our photographer these seem to be the remains of what was once a fence. Whatever exactly these wooden posts may be, they will become to property of anyone purchasing the land to use or dispose of as they see fit.
